I run a small network of English-language property sites for people moving money into Colombia. When one of them is ready to talk to a broker, I hand them to you with a written brief — and take a share of your commission only if it closes.

No fee to join. No exclusivity. No listings taken, no clients competed for.

The short version

You are busy. Here it is in three lines.

What I do

Publish English-language guides for foreigners buying and renting in Medellín, talk to the ones who reply, and work out what they actually want and whether they can pay for it.

What you do

Take the introduction, show property, and close it the way you always do. The client is yours. I don't sit in the middle of your relationship.

What it costs

25% of your commission, paid after you're paid. Nothing upfront, nothing monthly, nothing if the deal dies.

Terms

Published in full, so you can decide without a phone call.

These are the opening terms for a first partnership. They're negotiable on volume, and I'd rather agree them in writing before the first lead than argue about them after a closing.

Referral share

A share of the commission you actually receive on a closed transaction — not of the sale price, and not of what was invoiced before deductions.

When it's payable

After the escritura is signed, registered, and your commission has cleared. If the deal collapses at any stage, nothing is owed.

There is no listing fee, no subscription, no lead-purchase model, and no minimum volume commitment in either direction.

Exclusivity

None. You keep every other source of business you have. I work with a small number of brokers and route each lead to whoever fits it — by barrio, budget, and language.

Attribution window

A referral is attributed for a fixed period from the date of introduction. After that, the client is simply yours and nothing is owed, even if they buy later.

The one thing I ask for in return. Foreign buyers are comparing three brokers at once and a two-day silence loses the deal for both of us.

We start with one or two real leads before either of us commits to anything larger. If it works, volume follows. If it doesn't, we've both lost a week.

Every brief carries the caveat line. If a lead is weak, I say so rather than dressing it up — that's the only way the next one is worth opening.

They already know the basics

By the time they reach you, they've read about closing costs, the certificado de tradición, the canal cambiario, and why the deed value matters for their visa. You aren't starting from zero on things that have nothing to do with selling property.

They know how I get paid

Every page that produces a lead discloses the referral arrangement in plain language. Nobody arrives thinking I'm a neutral party, which means nobody feels tricked later — and that protects your relationship with them, not just mine.

They've been told what's realistic

If someone wants a furnished two-bedroom in Provenza for a number that doesn't exist, they hear it from me before they hear it from you. I'd rather lose the lead than send you an afternoon of managing expectations.

Introductions go to one broker

A lead isn't blasted to five agencies to see who moves fastest. It goes to whoever fits it, and if it isn't working we talk before it goes anywhere else.

I'd rather you have a real picture than an inflated one. This is a young operation publishing steadily, not a portal with a decade of traffic — and it's aimed narrowly at foreigners with money to move, which is a smaller and better-paying audience than volume alone suggests.

The rental side matters more than it looks. A foreigner who rents in Laureles for six months, likes it, and then buys is the most common path I see — and that person is already in my contacts a year before they're in yours.

What I ask of you

The roster is small on purpose.

Colombia has no licensing board that will vouch for a broker, so I do the checking myself and I publish what I check. If you already work this way, this is a formality.

  • A verifiable track recordClosed transactions you can point to, and past foreign clients willing to say the process went the way you described it.
  • Real working EnglishEnough to negotiate and explain a promesa clause under pressure — not enough to read a menu. If your team has one strong bilingual person, that's fine, say so.
  • You work with a real lawyerAn independent estudio de títulos on every purchase. There's no title insurance in Colombia and a foreign buyer who loses money on a lien becomes everyone's problem.
  • Honest pricing to foreignersThe same number you'd quote a paisa buyer. If I find out a client was quoted a gringo price, the partnership ends that day and I'll say why.
  • Straight answers on the money trailYou understand why the sender's name has to match the deed, and why under-declaring the escritura value can quietly destroy a client's visa eligibility.
  • You answer your phoneWithin a day, in whatever channel the client used. This is the single most common reason foreign buyers give up on a broker.
Being clear

What this is not.

  • I am not a real estate agent and I don't hold myself out as one. I introduce people; you transact.
  • I don't take listings, run showings, negotiate, or sit in your closings.
  • I don't charge the buyer or renter anything. My side is paid by you, out of a commission you'd earn anyway.
  • I'm not a lawyer or a tax adviser, and the guides I publish say so plainly on every page that touches visas or money movement.
  • I don't resell the same lead to a second broker to see who closes first.
  • I'm not asking you to change how you work. If the answer is no, it costs you one WhatsApp reply.

Manejo una red de sitios en inglés para extranjeros que buscan comprar o arrendar en Medellín. Cuando uno de ellos está listo para hablar con un asesor inmobiliario, se lo presento a usted con un resumen escrito del cliente: presupuesto, barrios de interés, origen de los fondos, fechas y si la compra busca calificar para visa.

  • Comisión de referido: 25% de la comisión neta que usted reciba, únicamente sobre negocios cerrados.
  • Pago: dentro de los 15 días siguientes a que usted reciba su comisión. Si el negocio se cae, no se debe nada.
  • Costo de entrada: ninguno. Sin cuotas, sin mensualidades, sin exclusividad.
  • Atribución: 12 meses desde la presentación, acordado por escrito.
  • Lo único que pido: una primera respuesta dentro de 24 horas, aunque sea para decir que el cliente no le sirve.
